1 / Management Fees

Management fees can be hourly, at $50/hour, when tenant request become excessive. For example:

  o asking the same question again and again and again.

  o recording onsite workers, coercing them to miss speak in an attempt to entrap (trust us it has occured).  

2 / Changes to Source of Income

If a tenant is changing their income, job, cosigner, they must update landlord with written notice with in 14 days (not text message).

3 / Changes to Vehicle

If a tenant is changing vehicles, they must update landlord with written notice (not text message).

4 / Owner's Storage

At Property addressed Unit A for 508 & 510 S Mesquite St. The storage unit under stairs is for use by the landlord. Tenants may rent this space. It is not to be used unless with specific written authorization by the landlord. Removal of landlord's stored items constitute fines reflecting lost items or labor for placing the items back in its original place. 

5 / Cleanliness of Communal Space & Rooms

Cleanliness must be maintained in the rooms and unit. Unkept and dirty area will attract bugs and make living uncomfortable for all tenants. If unit is found unclean, landlord retains the right to have a cleaning crew clean the unit and assign the costs to the whole unit or culpable party. 

6 / Trash Caddy Service

Piling trash will attract bugs. If interior and exterior trash cans are left too full, landlord retains the right to throw trash away and assign a trash caddy fee (minimum $50), to the whole unit or culpable party.

7 / All notices will be emailed to the tenant and co-signer's registered email address

All tenants agree that notices will be emailed and not post mailed to the tenant's and co-signer's email addresses.
